The hand over stage or practical completion is ready once the home or building is ready to be occupied. All plumbing, electrical, painting, flooring, appliances should be installed so the house is ready to be lived in. Under the domestic building act, a builder cannot receive the final completion payment until the job has been fully completed in accordance with all laws & legal requirements spelled out in the contract. Our new home inspector will identify all defects and omissions, this will be included as defects on your report for the builder. The owner can then reach an agreement with the builder to have these addressed in an accepted time frame for final payment. SEQ’s customized reports make this process extremely simple by clearly outlining issues in writing and with clear images.

Window frames undamaged, window moves freely, window locks, shuts squarely, window architraves mitres tight, window architraves mitres sanded, scratches on glass, works as it should
Light fitting not damaged. light works. light switch is level. power points are level. heat lamps work. exhaust fans work.
Wall & ceiling paint defects, No pealing or chipping, skirting's & straight with no defects, cornice lines straight.
Carpet correctly installed, no marks on carpet, carpet is clean, no marks on carpet, skirting tiles straight, tiles sealed & joined, tiles not damaged or marked, tiles level & flush,
White goods installed, splash back sealed & straight, leaks in sinks, joinery functional & not damaged, joinery sealed to the wall, shower base no blemishes, mirrors intact, faucets not damaged, shower does not leak, bath not scratched, exhaust fan works, heat lamp works, tiling sealed. handles are level, cupboards & draws.
Damage to the bricks or cladding, damage to windows, sliding doors and door framework, brick sills look consistent, brick sills have a gap between the window framework, articulated joints filled, eaves are straight, fascia and gutter straight, no damage too fascia and gutter, no loose gutter brackets that can be seen, down pipes all hooked up, (no damage to down pipes, metal or tile roof has no damage, roof completely finished, fencing is straight, solid and complete? palings have no defects, gates work, drive way is complete with no damage, patio or porch is complete with no damage, landscaping complete, letterbox installed & functional TV antenna installed, clothes line installed, hot water system installed, any damage to grass, garden edge not damaged, weeding is done, plumbing completed, has all rubbish been removed from site, is the house clean and sanitary.
